Gifts of appreciated property such as real estate are an excellent way to make a donation to Santa Rosa Junior College that is also beneficial to you. Capital gains tax may be reduced or avoided on property that has significant long-term appreciation. A direct donation of real estate to SRJC also allows the donor to take a full, fair-market value tax deduction.

In accepting a gift of real estate, the SRJC Foundation must receive a current appraisal of the fair market value of the property and donor's interest in the property. Within 60 days of the gift the IRS requires a qualified appraisal. It is the Foundation's policy to liquidate the property upon transfer of the gift.

A gift of real estate in your will or living trust provides the opportunity to donate a much larger gift than you may be able to give in your lifetime. SRJC Foundation staff can provide you with simple language to include in your estate documents.
